After an investment that has already exceeded €27 million, including the renovation of guestrooms and suites (including a new Presidential Suite that boosted ADR by 48% and RevPAR by 40%), the focus has now shifted to the hotel’s new public areas. These spaces are key to FH55 Hotels’ repositioning strategy toward the five-star luxury segment, with a strong emphasis on Food & Beverage as a major revenue driver.

For FH55 Hotels, the new phase of development is rooted in a clear philosophy: “Today, true luxury is time and experience, not the room itself; it is about offering meaningful experiences and the freedom to choose.” This is the mindset driving the redesign of the hotel’s public spaces and the evolution of its Food & Beverage division.
Claudio Catani, Vice President Operations of FH55 Hotels, has long believed in the strategic value of hotel dining. “I have always believed in the strategic value of hotel dining and have repeatedly witnessed the effectiveness of fine dining projects,” he says. The new F&B strategy aims to:
- Increase F&B’s contribution to total revenue to 20–22%
- Open the doors to the city, creating an innovative proposition for local residents

The revamped F&B division is being designed as a true gastronomic hub, built to manage multiple services and events simultaneously. The project includes three separate kitchens, each dedicated to specific services, allowing the hotel to:
- Operate an American-style lounge bar
- Host events and banqueting for up to 200 guests
- Run a dedicated fine dining restaurant
- Provide room service operations
- Open a panoramic rooftop terrace overlooking the Monti district with seating for 80 guests
Approximately 20% of the total investment has been allocated to dining facilities, reflecting how central gastronomy is to the hotel’s new identity.
From 198 to 157 rooms: prioritising space and longer stays

The redevelopment has also involved a strategic revision of accommodation capacity. The number of rooms has been reduced from 198 to 157 to prioritise larger spaces, higher quality standards and longer average stays—aligning with the evolution of international luxury travel demand.
“We have prioritized spacious and comfortable environments to accommodate a growing average length of stay,” Catani explains. “At the same time, the creation of two dedicated entrances on Via Cavour will allow us to become more accessible and welcoming to local residents and external visitors.”
This dual focus serves two equally important objectives:
- Longer average stays for guests
- Attracting external, local clientele to the hotel’s new public spaces and dining venues
A contemporary hospitality model where experience and profitability converge

Once the renovation is completed and the repositioning process fully consolidated, FH55 Grand Hotel Palatino’s real estate value will reflect the new profitability generated by the hotel, supported by an expected revenue increase of approximately 48%.
